The Grand Bear Lakes Townhome Association hosted an official grand opening and ribbon-cutting ceremony on Sunday, June 28, 2026 at Grand Bear Island.

The event celebrated the reopening of the resort villas and cabins in Utica, Illinois, which have been completely rebuilt following a catastrophic five-alarm fire on Memorial Day weekend in May 2022.

On that fateful Memorial Day, a rapid and devastating fire swept through the Grand Bear Lakes Townhome community near Grand Bear Resort at Starved Rock in Utica, Illinois. What began as a single exterior fire quickly escalated into one of the most significant residential property losses the area had experienced in years.

According to reports from local fire officials, the fire spread quickly due to extremely dry conditions and sustained winds estimated between 35 and 40 miles per hour. Multiple buildings became involved as embers were carried from structure to structure, ultimately destroying seven villa buildings containing 28 individual residential units. Fortunately, no fatalities or serious injuries were reported.

Investigators later determined the fire was accidental in nature and likely originated from an unattended charcoal grill on a porch. Strong winds played a major role in the fire’s rapid spread throughout the townhome complex.

The Challenge After the Fire

While the fire itself received significant media attention, the recovery process that followed was equally important for affected property owners.

Large-scale residential losses involving homeowners associations often create complex insurance questions. Property owners, association boards, insurance carriers, engineers, contractors, and legal representatives may all become involved in determining the scope of damage, available coverage, and reconstruction requirements.

Just weeks after the fire, homeowners attended a public meeting to discuss the path forward. During that meeting, residents learned that the association had previously updated its insurance program to provide full replacement coverage rather than a reduced coverage structure. Publicly reported information indicated that this change significantly improved the association’s ability to rebuild the destroyed properties.

Strategic Claim Consultants’ Role

As reported by Shaw Local News Network, the Grand Bear Lakes Townhome Association retained public adjusters to assist with the insurance recovery process. Representatives from Strategic Claim Consultants, including Brandon Lewis and Craig Kobel, participated in a June 2022 homeowners meeting to explain the claims process and answer questions from affected owners.

According to the published report, Strategic Claim Consultants was engaged to represent the association’s interests during the insurance claim and rebuilding process. The consultants explained that their responsibility was to work through the claim in detail, coordinate with the insurance carrier, and help ensure that all covered damages were properly identified and documented.

The article further reported that the consulting team would remain involved throughout the rebuilding effort while assisting the association in navigating what was expected to be a lengthy and complex insurance recovery.

Why Public Adjusters Matter in Large Property Losses

Major condominium, townhome, and HOA losses differ substantially from typical residential claims. Multiple stakeholders often have competing interests, and determining responsibility for building components, improvements, common elements, and personal property can be complicated.

In situations like the Grand Bear Lakes fire, public adjusters serve as policyholder advocates. Their role typically includes:

  • Reviewing insurance policies and coverage provisions
  • Documenting damage and rebuilding requirements
  • Coordinating with engineers, contractors, and other consultants
  • Preparing and supporting claim valuations
  • Negotiating with insurance carriers on behalf of policyholders
  • Assisting boards and property owners throughout the recovery process

The objective is not simply to submit a claim, but to help ensure that policyholders receive the full benefits available under their insurance coverage.

Lessons for Property Owners and Associations

The Grand Bear Lakes fire serves as a reminder that preparation before a loss can dramatically affect recovery afterward. Insurance policy structure, coverage limits, and association governance decisions can significantly influence whether a community is able to rebuild following a catastrophic event.

For homeowners associations, condominium boards, and townhome communities, periodic review of insurance coverage is essential. Understanding what is covered, what is excluded, and where responsibility shifts between the association and individual owners can make a substantial difference when disaster strikes.

While no one anticipates a catastrophic fire, severe weather event, or other major property loss, having experienced claim professionals involved early in the process can help communities navigate the complex road from destruction to restoration.

A Real-World Example of Claim Advocacy

While the fire itself made headlines throughout Illinois, the insurance recovery that followed would become one of the most significant aspects of the story for affected property owners.

Brandon Lewis, founder and owner of Strategic Claim Consultants, has spent his career helping policyholders navigate complex property insurance claims following catastrophic losses. In situations involving multiple structures, homeowners associations, condominium communities, and large-scale fire losses, the claim process can be every bit as challenging as the reconstruction itself.

Strategic Claim Consultants was honored to advocate for the Grand Bear Lakes Townhome Association throughout the claim processs, collecting a claim settlement of more than $20 million in insurance recovery, to enable and support reconstruction.

For homeowners associations, condominium boards, commercial property owners, and residential policyholders facing major property damage, the lesson is clear: the decisions made during the first days and months after a loss can have a lasting impact on the outcome of the claim.

When disaster strikes, experienced claim advocacy can make the difference between simply filing a claim and achieving a successful recovery.

Wishing all residents and owners many years of enjoyment in their renewed community.
